What The Seller Says About 405 Felder's Lane Johns Island SC 29455

More on the home at 405 Felder's Lane, Johns Island SC 29455

The Seller Says . . .

Check out what our seller says about our listing at 405 Felder's Lane, the 5BR/4ba, 2,841sqft home on Johns Island, the neighborhood of Grimball Gates, and the area!

What are features of your home that you've really enjoyed?

I enjoyed how much room there is in the house for friends and family to come stay on the weekend beach trips. There is plenty of room for everyone. It never felt cramped even when the in laws would come over.

What can you tell us about your neighborhood?

This neighborhood is a gem. Quite and gated, convenient access. Bring your golf cart because there is an intercoastal island which is part of the common areas that has golf cart trails, tidal fed salt water ponds full of wildlife, and plenty of water front along the Stono River. There is also a community dock which is a great place to meet friends on the water or take them out. It is also located right beside the Limehouse Bridge boat ramp, so there was never any time wasted launching the boats.

What do you love about your town?

Johns Island has some of the best drives of anywhere in Charleston. The Grand Oaks cover most of River Road. You can spend days on Johns Island without ever leaving.

Where do you love to eat?

We love to eat at the Tomato Shed which is about a mile away. They have some authentic southern cooking every day and always fresh produce.

Grocery stores and other conveniences?

When we bought the house we were drawn to how close we were to Kiawah Beach but far away enough to still enjoy the intercoastal waterway. It is only a few minutes drive to Kiawah where some of the nicest beaches in the country are. It is also convient to downtown as well. There is also a brand new Publix about 5 minutes away.

What other things do you love or enjoy about the area?

This neighborhood is located in a mostly undeveloped side of Johns Island with quick access to Main Road, Maybank, and Highway 17. It's always easy to make it in or out. And once you are there, it's very relaxing. It's nice to come home and watch the sunset over the water. Even the drive home is through some of the best views in Charleston. We love to ride on the golf cart to the island and watch the sun set over Rantowles Creek and the Stono River from the dock.

Anything else? Neighborhood amenities?

A few more things to mention are that the neighbor has a boat yard, an intercoastal island, saltwater ponds and creeks, and a dock with two floaters. This place provides all the amenities of living water front at a much more reasonable price.

What are your average monthly utility costs and with whom?

Our utility costs are better here than we experienced before. Berkeley Co-op located off Maybank Highway serves electricity at almost whole sale rates compared to SCEG customers. St. John's water is conveniently located across from Berkeley Electric on Maybank. Electrical and water service interruptions have been lower here than anywhere else before. The house is very efficient with high density insulation and new air conditioners, the electric bill is usually around $200 per month and the water and sewer combined are around $100 per month.

HOA info?

Our HOA is Member Managed and pretty reasonable to deal with. They are very social and put together really nice neighborhood events every month. The annual fees are $950/yr.
