Baltimore, Maryland December 20, 2006 – Real Estate Staging by Simply Put Interiors embraced by new home builders. Simply Put Interiors aligns with builders to help their buyers sell existing homes. The declining real estate market is affecting everyone in the business. Paula Henry of Simply Put Interiors says, “It is like a domino effect. Many builders are loosing deals because their buyers are unable to sell existing homes.” Professional Real Estate Staging is an added tool or incentive being offered by savvy builders.
Simply Put Interiors works with builders to help buyers properly prepare their houses for market. Some builders pay for a Market Ready Assessment, a report generated from a visual inspection of the property. “We use a national scoring system that sellers can easily understand,” explains Henry. “Starting with curb appeal and working through the house, each space is given an overall score, with suggestions to improve it. The higher the score, the better the property will show.” Simply Put Interiors, gives sellers a Homeowner Action List based on the results of the Market Ready Assessment. Some sellers have a few simple action items like minor de-cluttering, while others may have to paint or replace carpets. Once Homeowner Action items are complete, Simply Put Interiors stages the property, the cost of which can be paid by the builder and/or homeowner.
“Many people don’t know where to start when putting a house up for sale,” Henry states. “Professional Real Estate Staging is not just about rearranging furniture. We look at a property through a buyer’s eye and help sellers bring their homes up to the standard a buyer would expect. Then, if needed, we move the furniture.” Simply Put Interiors may also lease props such as furniture, art and accessories, if needed.
Builders embrace the strategy of professional real estate staging. “They understand how crucial it is for properties to show well as evidenced by fully decorated model homes. Builders also understand that in order for many of their customers to become “buyers,” they must first become “sellers,” said Henry. Simply Put Interiors often works with realtors and considers neighboring competition when assessing and staging a house. When brought in by a builder, the builder is kept privy on the progress. “It can really be win-win for everyone,” said Henry.
In addition to Professional Real Estate Staging, Simply Put Interiors offers a full range of decorating services. Some of their services include One Day Decorating or Interior Redesign (a concept which is employed when staging,) and Decorating Consultations for color, fabric, furnishings, and much more.
