Hudson Kresnye says that the best pool of potential buyers tour a house during the first four weeks it’s on the market. To take advantage of this and to get a quick sale at top dollar, she says a house should look its best BEFORE a home seller lists with their real estate agent. “When you sign a contract with a Realtor, in most cases they are going want to put a sign in your yard immediately. If your house doesn’t sparkle from day one, you lose your best chance of selling during those all-important first four weeks,” Hudson Kresnye says. “By the time you get a real estate agent into the picture, you should have already done your most important job and that is to properly prepare you house for marketing.”
Catching up on small repairs, removing outdated wall paper, completing unfinished projects, and doing your spring cleaning are ways Hudson Kresnye suggests to have your house outshine the competition.
“I go into people’s houses every day and my advice is almost always the same. They need to implement the three C’s: get rid of the clutter; clean, clean, clean; and, add color,” she says. “I don’t think that people realize how challenging the resale market is until their house has sat for months or even a year,” the stager says. “That’s often when I get involved. A professional home stager is an objective third party who brings a fresh eye to your house. We see it as a potential buyer sees it.”
