There are many creeks and rivers in addition to the Charleston Harbor, which surround the island and its beautiful, family-knit community. Some of the most desirable neighborhoods that offer a boat ramp and dock are Seaside Plantation and Riverland Terrace. With a boat ramp in your neighborhood, it makes putting your boat in the water super convenient. You get to skip the long lines and the headache just trying to soak up some sun and waves.

Seaside Plantation is one of James Island's most popular communities that has a boat ramp and a dock. Since the 1990's boaters have loved it, and the builder continues to expand. There are several resales and new construction homes for sale now actually. Prices range in the mid 200's to 800's depending on what subsection you're in. There are several: Egret's Point, Majestic Oaks, Pemberton, Planter's Trace, and Seaside Estates. What subsection also determines how much the HOA dues are, and can vary from $400-975 annually. This covers the common area maintenance, boat ramp and dock usage. You can be just 5 minutes to Folly beach by car or a breezy 20 minute bike ride!

Riverland Terrace is another older favorite. The captivating oak trees which line the streets and its lot & block style neighborhood make it very inviting and convenient, as opposed to those with only one way in and out. Prices start at the mide 200's and go up to a little over $1 Million. It offers variety with its range of 2 bedrooms to 5 bedrooms. Some homes are as old as the 1930's and there are a few lots left to build on. Our team sold one recently that included a separate mother-in-law suite or apartment that could be used for guests or as a rental. The municipal golf course even backs up to a few of the homes. If you're looking for a community like this with NO HOA's then you are in luck! There are so many dining and shopping options that are within walking or biking distance, such as The Terrace Theatre, Zia Taqueria, Berberitos, JI Pizza and Wild Olive. Riverland Terrace is also the site for the JI Farmer's Market. Residents love the hundred year old oak trees, azaleas, and how close the James Island County Park is.
