Baltimore, Maryland October 20, 2007 – Expert advice to take property from sitting to sold given by Baltimore Maryland's Best Home Stager, Paula Henry of Simply Put Interiors. After six months on the market, nearly one hundred appointments to show the house, an impending foreclosure and not a single offer, Gary Hoffer knew it was time for action.  Although in desperate need of a face lift from curb-side to bed-side, Hoffer’s brokerage, Century 21 The Real Estate Centre purchased 5503 Thomas Avenue in Halethorpe, Maryland.

 

Simply Put Interiors’, Paula Henry says, “I was called in for a comprehensive Market Ready Assessment and to make recommendations on improvements throughout.”  A Market Ready Assessment is an objective evaluation of a property in which certain criteria is outlined and a scoring system is used for “grading.”  The outcome of the Market Ready Assessment is an action list for the homeowner (Homeowner Action List) and a Staging plan.  “The Homeowner Action List is a report card of sorts, giving seller’s their total scores and recommendations to raise them.  The higher a property scores, the more market ready it is,” explains Henry.

 

The team started from the curb, removing old awnings, replaced aluminum siding, windows and installing new walkways.  The interior was stripped, repainted, carpeted and professionally Staged by Simply Put Interiors.  Henry advises, “I highly recommend Staging, especially in vacant properties.  However, it is not always necessary to Stage every room.  For this property, we Staged the Living Room, Kitchen and Master Bedroom.” 

 

Although budget prohibited completion of all the Homeowner Action items, Hoffer and Henry are confident this house is Market Ready. Lee Monahan, also of Century 21 The Real Estate Centre says, “Price it right, Stage it well and it will sell.”  All involved with this project believe they have done as Monahan suggests and anticipate a quick sale.
