Southwest Value Partners (SWVP) and Golden TreeInSite Partners (GTIS) has announced the acquisition of a 4,500 acre parcel in northern Pinal County, Arizona. Merrill Ranch is entitled for up to 18,000 residential lots. An additional 900 acres are entitled for commercial use. The Ranch was acquired from 60 banks which previously foreclosed on the parcel. The purchase price of the property represented a discount to the 2004 price of the land parcel. A GTIS Partners fund invested 70% of the equity capital in partnership with SWVP. SWVP contributed the remaining 30% of equity capital. It will manage the day to day operations of the partnership.
