A Staged Home Requires Curb Appeal Too

However very often the agent did many of the basic home staging steps but forget the obvious one – the outside.

Many times agents don’t understand why other homes in the same neighborhood are selling when their listings are not. Many even diligently go through the laundry list of home staging items that they had completed to stage the home including: decluttering, neutral paint, repairing of squeaky doors, added color accents to rooms, taking care of odors, etc.

 

Some times the reason for a staged house not even selling is that the listing photos and virtual tours were not put online prior to the home being staged. Of course there is also the question of the price of the house as even an overpriced staged home, may still not sell.

 

However very often the agent did many of the basic home staging steps but forget the obvious one – the outside.

 

Real estate agents must remember that staging isn’t just inside, it’s the outside too. As a matter of fact, no curb appeal, no deal. Some agents spend all of his energy on staging the inside of the house meticulously – they get an “A” for effort, doing the obvious, doing it right, and even going the extra mile, while outside screams a “D” grade.

 

Don’t allow the outside to be bland and uninviting, or the lawn not to be edged, or to have roses had long wild shoots with dead flowers, or to have leaves blown up against the yard fence.

 

Staging a home means first and foremost staging the outside of the home. In fact, that first impression curb appeal sets the mood for many potential buyers, and in this competitive market where buyers have a lot of choices, they might not even stop at this one and just drive straight on by.

 

A partially staged home is of course better than a non-staged home, but why hit a single when you are looking for a homerun? Make sure you cross all the bases when next time you prepare to stage a home – both inside and outside.
